How to Write a Real Estate Listing Description (2026 Guide)

The step-by-step framework top agents use โ€” with before/after examples and the Fair Housing mistakes to avoid.

On this page:

The 6-part structure every listing follows

Buyers scan listings for 30-60 seconds. Your description needs a rhythm that keeps them reading:

  1. Hook (first sentence): the single strongest feature. "Quartz island kitchen that anchors a 2019-built floor plan."
  2. Layout & flow: walk the reader through โ€” entry, living areas, kitchen, bedrooms, outdoor space.
  3. Finishes & systems: verifiable details โ€” countertops, flooring, HVAC age, smart home features.
  4. Location & lifestyle: objective facts โ€” commute times, walkable amenities, school district name (fact only).
  5. Value framing: what the buyer gets for the price, without hype.
  6. Soft CTA: "Schedule a private showing" โ€” never "act now or miss out".

Finding your hook

Ask: what would a buyer remember about this home after seeing 20 others? It might be the kitchen island, the 15-minute commute, the corner lot, or the 2022 HVAC. Lead with that โ€” even if it's not the most impressive feature, it's the most differentiating one.

Fair Housing: what not to write

The Fair Housing Act prohibits advertising that implies preference or exclusion based on race, color, national origin, religion, sex, familial status, or disability. You can be flagged even without intent. Common listing mistakes:

How long should it be?

120-180 words is the sweet spot for MLS. Shorter if the property has few notable features โ€” short and specific always beats long and vague. Open house announcements: 40-70 words. Social posts: 40-90 words.
